How to Start Preparing a Parent’s Home for Sale
If you’re standing in a parent’s or loved one’s home wondering where to start, you’re not alone. In fact, one of the first things many families say to me is: “I don’t even know where to begin.”
That’s completely understandable. When someone has lived in a home for decades, you’re not just looking at furniture and boxes. You’re looking at a lifetime of memories.
Whether you’re serving as the successor trustee, helping settle a parent’s estate, or simply trying to help your family decide what comes next, you’re carrying a great deal of responsibility. It can feel overwhelming.
The good news is that you don’t have to solve everything today. In my experience, almost any challenge becomes much more manageable when it’s broken down into the right pieces.
That’s exactly how I help my clients. We simply start with the first step. For one family, that may be identifying the keepsakes they want to keep. For another, it may be arranging for cleaning, talking with an estate sale company, or deciding whether a few improvements would make sense before putting the home on the market.
Every family is different. There isn’t one “right” way to do this because every family has different goals, timelines, and emotions.
Together, we’ll create a plan that’s right for you and your family.
I’ve also learned something else over the years. As families sort through a home, they almost always begin telling stories.
“Dad loved working in the garage, but he could never find his tools. Every time he couldn’t find one, he’d buy another. That’s why there are so many.”
“Mom saved every birthday card.”
“Grandma always hosted Thanksgiving in this dining room.”
Those stories are important. I always enjoy hearing them because they remind me that every home has its own history, and every family has its own story. Before it became a property to sell, it was someone’s home.
One of the thoughts I often share with families is this:
It’s okay to pass the home on to another family to create memories of their own.
Your family’s memories don’t stay behind when the house is sold. They stay with you. The holiday dinners. The birthday celebrations. The laughter in the backyard. The conversations around the kitchen table. The stories you’ll continue telling for years to come. The house simply becomes the place where another family’s story begins.
My goal isn’t simply to help you sell a house. It’s to help you move through this transition with a thoughtful plan, confidence in your decisions, and peace of mind.
You don’t have to have everything figured out before reaching out. Sometimes the hardest part is simply taking the first step.
I’d be honored to walk beside you as we take it together.
Your Next Step
If you’re looking around a home and wondering where to begin, let’s start with a conversation. You don’t need to have everything figured out before we talk.
Together, we’ll create a plan, break the process into manageable steps, and help you move forward with confidence—one step at a time.
A Final Thought
A house can hold a lifetime of memories. Selling it doesn’t erase those memories. It simply opens the door for another family to begin making their own.
